ESD were appointed by Helena Housing to provide the Mechanical and Electrical (M&E) performance design for this new 101 apartment Extra Care scheme located in Wigan.
The scheme included a number of key areas including: 101 apartments, communal lounges/dining areas, a full catering kitchen, hair dressers, scooter stores, main reception, offices and associated stores.
Working closely with Helena Housing and Pozzoni Architects, we provided a detailed Employers Requirement (ER) document which captured the client’s requirements for all M&E systems, with particular reference to the scheme’s warden call facilities and metering and billing requirements. From the firm foundation of our ER documentation we provided a performance specification and associated design layouts to ensure that the tendering contractors had the sufficient detail required to provide a robust commercial price for the M&E systems.
Building Regulations Part L compliance was achieved through the use of our “fabric first” discussions with the architects to ensure that the building envelope and air tightness figures where heavily targeted to minimise M&E system losses. Our energy efficient design solution (through the inclusion of LED lighting throughout the scheme and high efficiency heat interface units within the apartments) in addition to the provision of roof mounted photovoltaic panels, ensured the scheme achieve a Part L compliant pass in both SAPs and SBEM calculations.
